What is FianzaZeroTM the rental bond replacement service?

Cleverea FianzaZeroTM is a traditional deposit and surety replacement service offered by Cleverea, with the aim of facilitating the process of renting a home for both parties involved. On the one hand, the tenant pays a small annual fee or monthly, allowing you to substitute the traditional bond/deposit. On the other hand, the owner of the rented home maintains the same coverage as with traditional bonds and deposits (protection against defaults and / or damage). For example, instead of advancing a € 1,000 deposit, the tenant will only pay €6-7/month. Cheaper than going to the cinema!

How does FianzaZeroTM work?

FianzaZeroTM has a very simple operation, the only thing that is required is that both parties (tenant and owner) agree to use it.

  • On the one hand, the owner (or the real estate agency, on his behalf), will complete an online form in which he will be asked for details of the lease and the house to rent, his personal information and, finally, the tenant's email.
  • On the other hand, the tenant will receive an email that the owner of the property that is going to rent offers this service. The tenant will have to provide certain personal information, as well as allow an audit of financial solvency on his person.
  • Finally, Cleverea will carry out an economic solvency audit on the tenant, to validate that they can have access to this service.

What does this service cover?

In addition to the general exclusions, the following are excluded from this guarantee:

What does this service not cover?

Non-payment of rent: The expenses of early cancellation by the owner, if any, or the expenses derived from a delay in the payment of the rent.

Non-payment of bills: It does not cover the expenses derived from unpaid bills, or unpaid bills for public services other than those mentioned above. Some examples are alarms, television subscription services, among others.

Property damage: Normal wear and tear of the property and its contents. Normal wear and tear will be understood as: Wear and / or dirt of carpets, walls, ceiling, windows , blinds / curtains, furniture, appliances, etc. Expenses related to property damage or removal of objects are not covered either.

Other losses , not related to non-payment of rents or supplies, or with property damage.

Up to what amount does this service cover?

The owner is covered up to the number of months selected when registering FianzaZeroTM (between 1 and 3 months of the monthly rent).

Some Autonomous Communities oblige the owner to deposit a 1 month deposit with the Land / Housing Institute. How does FianzaZeroTM solve this issue?

To answer this question there are 3 possible cases:

In the rest of the communities, the owners of the properties for rent must necessarily deposit a month's deposit with the Housing / Land Institute.

In some of these cases, the Obligatory bond deposit can be made by a third party, in this case Cleverea is responsible for depositing (with its own resources) the month of bond in the Housing / Land Institute on behalf of the owner. The CCAA where Cleverea can assume these procedures are Andalusia, Aragon, Balearic Islands, Castilla y León, Catalonia, Valencian Community, Extremadura, Galicia, Madrid, Murcia and the Basque Country.

On the other hand, the CCAA where the security deposit is mandatory but a third party is not allowed to do the procedure are Canarias, Castilla la Mancha, Ceuta and Melilla . How is the financial solvency audit carried out?

Thanks to the Tink software application, which is integrated with a large number of banks. Tink extracts the movements of the accounts of the clients who have authorized it, such as payroll, income and expenses, current loans or mortgages, etc., and Cleverea makes use of that data to check if the tenant exceeds the minimum criteria required. Of course, Cleverea will use this data solely and exclusively for this purpose.

What happens if I don't pay a rent or bill, or if the landlord finds damage to the home?

If at the end of the rental contract the owner determines that there have been non-payments or damage to the home, he will be entitled to file a claim with Cleverea. In these cases, the first thing we will do is check if the claim is true and It is substantiated (we will initiate a process in which the tenant can provide evidence that refutes the owner's claim). If the claim turns out to be lawful, we will initiate a friendly mediation process with the tenant, so that the owner pays what he owes. If a few days pass without the tenant paying, Cleverea will compensate the landlord on its own and will initiate legal action against the tenant.

What are my responsibilities as a tenant?

As a tenant, you are responsible for maintaining a good rental relationship with the landlord. This includes paying rent and bills on time, taking care of the property and returning it to the landlord in the same condition. By maintaining this, you can avoid or reduce any claims against you at the end of your rental.

What is considered damage?

Structural damage, damage to furniture and appliances, or disappearance of objects that occurred after the start of the FianzaZeroTM contract and the start date of the lease. Furniture and appliances must be duly specified in the Inventory list as an annex to the lease. Some examples of damage can be the following: damage to the walls or floors, breaking the toilet or its lid, clogging the pipes, disappearance of a painting, etc.

How much does this service cost?

The cost of FianzaZeroTM is very low: only ~ 0.6% of the value of a monthly rent, per month, to cover 1 month of deposit. In case the owner wants to cover more months ( up to 3 are allowed), that percentage will have to be multiplied x2 or x3

Is there any kind of permanence?

FianzaZeroTM is designed to last the same as the rental agreement. However, FianzaZeroTM can be canceled at any time, at the owner's initiative (since it is he who FianzaZeroTM offers coverage).

¿Puedo cancelar el servicio?

Como inquilino, solo puedes cancelar el servicio de sustitución de fianzas de alquiler siempre y cuando el propietario te dé permiso, ya que, como consecuencia de esta cancelación, este dejaría de estar protegido.     When can I claim a loss / non-payment / damage?

    All claims for damages, losses or unpaid will be made after the end of the lease, as is the case today with traditional bonds. The claims team will examine the claim and, if it is true , you will pay the landlord. Then you will open a dispute with the tenant, but the landlord will have already been properly compensated.

    Is there any compensation limit?

    The compensation limit for claims submitted by the owner is the result of multiplying the monthly rent of the rental contract by the number of months chosen by the owner in the FianzaZeroTM contract.

    What is the claim process?

    Once the lease is finished, the owner will be able to claim the damage or defaults via e-mail, telephone, WhatsApp, via the web or the mobile application. The first thing we will do is give the tenant some days to provide evidence to refute the owner's claim.
